CONSTRUCTION PHASE SERVICES – Construction Start to Substantial Completion:

  • Ensure all pre-construction requirements are satisfied prior to starting work
  • Hold construction kick-off meeting to communicate expectations
  • Manage general contractor, subcontractors, designers, vendors and owner’s personnel
  • Lead regular construction meetings & distribute minutes to create accountability
  • Coordinate upcoming construction activities with facility staff to mitigate risk & impact
  • Document all open issues until resolutions are reached
  • Monitor submittal & RFI processes to prevent delays & cost impacts
  • Regularly update project schedules to ensure good work flow & timeliness
  • Track all changes with potential cost or schedule impacts until resolved
  • Review contractor and vendor invoices for accuracy & completeness
  • Approve invoices for payment and recommend strategy for release of retainage
  • Prepare monthly project reports addressing cost, schedule, safety, issues, risks, etc
  • Verify agency & special inspection requirements are satisfied
  • Provide financial updates on cashflow, contingency, earned value, commitments, etc
  • Track & categorize capital versus expense expenditures
  • Facilitate all required start up, commissioning, validation & change control efforts
  • Manage the installation of furniture, fixtures & equipment (FF&E)
  • Ensure project tracks within budget & schedule limitations
